Job Description
Senior building Surveyor
Responsibilities:Day-to-Day Management:
- Oversee the daily operations of a designated area.
- Act as a deputy for senior building control personnel during their absence.
- Review and process applications related to Building Regulations.
- Conduct inspections of building works.
- Offer general advice on building control matters.
- Assist with issues related to Dangerous Structures, including after-hours work.
- Manage complex and high-risk building projects.
- Help with the registration of new applications.
- Verify estimates and building costs.
- Evaluate plan and inspection charges.
- Examine Full Plans applications, Building Notices, and Regularisation Applications for compliance with relevant regulations and legislation.
- Review structural details and calculations.
- Investigate existing site conditions when necessary.
- Advise applicants on required amendments for compliance with regulations.
- Negotiate with applicants to facilitate necessary changes.
- Make or recommend decisions on Full Plans applications within statutory time limits.
- Draft decision notices as needed.
- Authorise decisions made by junior staff within the area.
- Perform unsupervised statutory and intermediate site inspections of ongoing works.
- Ensure compliance with Building Regulations and other relevant legislation.
- Negotiate with builders and developers as required.
- Take responsibility for decisions made during inspections.
- Lead larger and more complex building projects within the area.
- Guide and supervise Building Surveyors involved in these projects.
- Notify responsible parties of irregularities, contraventions, and other issues regarding ongoing work via letter or email.
- Liaise with other departments as necessary.
- Manage enforcement actions within the area of responsibility.
- Prepare and record fee quotes for Building Regulation services when requested by clients or senior staff.
- Assist in the registration of new applications for complex projects.
- Verify estimates and building costs.
